Lichoceves and Noutonice are two small villages situated in a beautiful landscape north of Prague city centre. An existing local plan for the area proposes a low-density solution of individual houses evenly spaced around the existing village fabric. Tovatt Architects have developed an alternative plan for the area for Ballymore Properties, one of the large landowner.
Tovatt Architect and Planners’ masterplan establish an overall structure including traffic, public transport and retail. The proposal is taking advantage of the existing villages and historic fabric with careful additions, an inner ring road and restoration of important buildings. The masterplan provides both small and big landowners with the possibility to develop their land in their own way, with individual houses, town houses, apartment buildings and other uses. One specific area has been explores as a pilot scheme in closer detail describing the type of environment the masterplan generates.
